Self-Employed & Low Doc Loans
A low doc (low documentation) home loan is designed for borrowers who cannot provide standard income evidence such as recent tax returns and payslips — typically the self-employed, contractors, and sole traders. Instead of full financials, lenders may accept BAS statements, an accountant’s declaration, or 12 months’ business bank statements.
Most lenders require a minimum of 12 months ABN registration for low doc loans, and 24 months for full doc. Some specialist lenders will consider as little as 6 months ABN with strong evidence of income. We’ll match you to the right lender for your situation.
Requirements vary by lender but commonly include: ABN registration, GST registration (if applicable), 12 months BAS statements or business bank statements, an accountant’s letter confirming your income, and a signed income declaration. We’ll tell you exactly what’s needed for your chosen lender.
Yes — no-doc loans (also called asset-lend or equity loans) are available through specialist lenders. These are approved based on the property’s value and your equity rather than your income. Rates are typically higher. We specialise in this area — see our No-Doc Refinance page for details.
Loan Process & Approvals
Pre-approval is often available within 48 hours of submitting a complete application. Full approval and settlement typically takes 2–4 weeks depending on the lender and complexity of your situation. We manage the process end to end.
A formal loan application triggers a credit enquiry which does appear on your credit file. However, we conduct a soft assessment first so you know your likely outcome before we submit anything formally. Multiple enquiries within a short period can impact your score, which is why we recommend working through one broker rather than applying to multiple lenders yourself.
Most low doc lenders will lend up to 80% LVR without lenders mortgage insurance (LMI). Some specialist lenders will go up to 85% or 90% LVR with LMI or alternative security. No-doc / asset-lend products are typically capped at 65–70% LVR.
Rates & Costs
Low doc rates from mainstream lenders are often close to full-doc rates. Specialist or non-bank lenders may charge a small premium (typically 0.3%–1.5% p.a. above standard rates) depending on the LVR and documentation provided. We’ll find the most competitive rate for your circumstances.
Typical costs include: lender application fees (vary by lender, often $0–$995), government stamp duty, conveyancing/legal fees, and a property valuation fee. LMI applies when LVR exceeds 80%. We’ll provide a full cost breakdown before you commit to anything.
