Found the home.
Haven’t sold yet?
Bridging finance keeps the deal alive while your current property sells.
How bridging finance works: You buy the new property now, while your existing home becomes security for the bridging loan. During the bridging period you make no repayments. Once the existing property sells, the proceeds clear the bridge — and any remainder converts into your long-term mortgage.
Product Features
Everything you need to move with confidence
Outlook Finance’s bridging product is built for buyers who can’t afford to wait — with generous limits, flexible structures, and no cash-flow pressure during the sale.
Up to $15,000,000
High-value loan capacity
Finance purchases at scale — from suburban family homes to premium residential properties and portfolio acquisitions.
Up to 80% LVR
Efficient use of equity
Borrow up to 80% of the combined value of your existing and new properties — maximising your purchasing power without a forced early sale.
6–12 months
Realistic bridging window
Enough runway to sell your existing home without the panic of an unrealistic deadline pushing you into a low offer.
No repayments
Zero cash-flow pressure
No repayments are required during the bridging period. Interest capitalises, so your cash stays in your pocket until settlement.
Single or multiple
Flexible security structures
Use your existing property alone, your new property, or both as security. Accepts single and multi-security arrangements.
Up to 30 years
Long-term End Debt option
If you carry an End Debt after the sale, it converts to a standard mortgage with a term of up to 30 years — no refinancing scramble.
Loan Structure
Two ways to bridge — choose what fits
Whether you’ll have money left over after the sale, or you’ll clear the loan entirely, there’s a structure designed for your situation.
No End Debt
The sale clears the loan in full. Nothing left to repay.
- Proceeds from existing property sale pay out the entire bridging loan
- No ongoing mortgage after settlement
- Ideal when downsizing, upsizing with significant equity, or purchasing in cash
- Interest accrues during the bridge, settled on sale
Where there is no End Debt, income assessment is not required. For Single Security Bridging, an acceptable exit strategy — typically confirmation the existing property is listed for sale — is required in place of income verification.
End Debt
The sale reduces the loan — the balance converts to a standard mortgage.
- Sale proceeds reduce the outstanding bridging balance
- Remaining balance converts to a home loan — up to 30-year term
- Regular repayments begin after the bridging period closes
- Ideal for buyers who need ongoing finance post-sale

The Process
How a bridging loan works, step by step
Submit your application
Provide an equity statement and valuation for your existing home. No tax returns or payslips required for the bridging component.
Fast credit decision
We assess the combined security position and issue approval — typically much faster than a standard bank.
Settle on the new property
The bridging loan funds settlement. You take possession without pressure to sell immediately. No repayments during this period.
Sell your existing property
List and sell on your timeline within the 6–12 month window. No pressure to accept the first offer.
Bridge is repaid — loan resolved
Sale proceeds clear the bridging loan. Any End Debt converts to a standard mortgage of up to 30 years.
